Attic Remodeling

Remodeling attics small or big, could certainly add real value to your residence, per dollar invested, due to the heated square footage added to the general area of your house.  This is a very popular improvement because does not require foundation works, however, there are limitations.

The ceiling height is one factor to consider, which should be above what your local building code requires. Another factor is knee walls, which are usually no less than 4 feet high, which reduces the heated area of your attic addition.

Location for the stairs could be a real challenge, that involves reducing some space on the lower floor, to build the access stairs and to leave the proper ceiling height as well.

Any  identified water damage, either on the roof (loose shingles, roof vents) or from any other source should be previously repaired to insure the integrity of your projected attic. Not all lofts are suitable to improvement, in some cases due to existing framing issues. Remember that skylights adds the enough light to your attic addition, specially where are rooms without windows.

Attics are usually projected to be bedrooms, playrooms, bathrooms, closets and studios. For that reason a skilled carpenter is needed to address the framing challenges. Other trades includes insulation (spray foam, fiberglass, Rock-wood), heating & air conditioning with a well designed duct system. Drywall works, electrical, plumbing trims, doors, windows, flooring, painting, bathroom cabinetry, etc.
